How a retrofit elevator's cost is split between shareholders

Under chapter 6, section 32 of the Finnish Limited Liability Housing Companies Act, the general meeting can decide by simple majority to split retrofit elevator costs by the charge basis and the apartment's floor. The floor of the stairwell's main entrance has multiplier 1, the next floor 2, and so on, to half-floor precision.

Each apartment's charge basis – usually floor area or number of shares – is multiplied by its floor. The total cost, less any elevator grant, is divided in proportion to these weights. Shareholders on the top floors pay the most, because they also gain the most from the elevator.

Example

A three-storey stairwell has three equal apartments, one on each floor, and €60,000 to split. The weights are 1, 2 and 3, so the shares are €10,000, €20,000 and €30,000.

Check the result in the official calculator

The calculator published by the Finnish Ministry of Justice and Ministry of the Environment uses the same method. Download your calculation in hissilaskuri.fi format and import it there – the comparison takes a minute and gives the board certainty.
